The meeting was called to order by Wendy at 7:10 p.m.
Secretary's Report
The minutes of the March 2021 meeting were read by Trustees in advance. Barbara made a motion, seconded by Wendy, that the minutes be approved. The motion was approved by a vote of 6-0.

Barbara added that TECO has installed new “smart” meters, so if the lights are out at the entrances due to the circuits, she receives an email.
Old Business
Major Repairs to Gunn Hwy. Wall – Barbara referred to the email from T-3 Construction that had been received in May 2020. The estimate at that time for the next sections of the wall to be repaired was $61,000, which included the cost of approved drawings and building permits ($1,300). She commented it is unlikely funds of that amount will be available until after 2021 revenues are received. If fewer sections are completed, it may not justify the $1,300 expense. Also, Penny commented that the cost of building materials has gone up significantly, so it is likely the estimate would be higher at this point. The topic has been tabled until a future Board meeting.
New Business
Managing Florida’s Public Records – Penny reported that she received an email from the Florida Bureau of Archives and Records Management announcing the new on-line handbook. It combines the Basics of Records Management, the Electronic Records and Records Management Practices, and the Files Management handbooks into one records management guide.
Lights at Entrances – Barbara reported that the lights at both entrances are dim and may need to be replaced. The cost of 50-foot LED cool white rope lights purchased about two years ago from Amazon.com was $40 each. Allen volunteered to install new lights. There was some discussion as to whether warm colored lights would be brighter than cool white lights. Wendy and Allen agreed to look into this and purchase the lights. Penny made a motion, seconded by Shirley, that up to $200 be allocated for four sets of rope lights for the entrances (46.00). The motion was approved by a vote of 6-0.
Plants at Casey Rd. Entrance – Penny reported that two Golden Durantas at that entrance looked like they might die. Wendy reported that she had applied fertilizer to them in hopes of reviving them. Penny offered to ask a homeowner who is very knowledge about plants if she will look at them and give her opinion of what should be done.
2021 Public Budget Hearing – Since there was a quorum at this meeting, it was agreed to vote on the date/time of the hearing in June. Penny made a motion, seconded by Wendy, that the public budget hearing be held on June 8, 2021 at 7:30 p.m., after the monthly Board meeting. The motion was approved by a vote of 6-0. Barbara will submit the advertisement of the hearing to the Tampa Times for the Bulletin Board for a 21-day advertisement period, as required.
There being no further business, Barbara made a motion, seconded by Shirley, that the meeting be adjourned, which was approved by a vote of 6-0. Wendy adjourned the meeting at 7:42 p.m.
