Old Business
Repair of Cracks and Repainting of Gunn Hwy. Entrance West Monument – Update – The project has been completed and inspected and Barbara has paid the invoice.
Collapse of Portion of Jackson Rd. Wall – Update – No further contact has been made with the Board by homeowners affected by the collapse.
New Business
Communicating District’s Responsibilities for Maintaining Casey Rd. and Jackson Rd. Walls – Barbara and Penny collaborated on a post for the District website that addresses this topic. It also addresses the District’s responsibilities for maintaining the Gunn Hwy. wall and requests that all homeowners bordering the three walls not plant trees or shrubs close to the walls and remove any that are currently there. Trustees discussed further communication with those homeowners via postcards mailed to them. Penny agreed to draft language for the postcard to be reviewed by Steven and Barbara, then Barbara will determine the cost of postcards for approval at the April Board meeting. Steven offered to gather the 67 addresses for all homeowners bordering the walls.
Repair of Cracks and Repainting of Gunn Hwy. Entrance East Monument – The Gunn Hwy. entrance west monument looks so good it was suggested that the same work be done on the east monument. Penny agreed to contact Steve Norton Painting for an estimate for that project. Upon receipt, she forwarded it to Trustees for review. Penny made a motion, seconded by Carlos, that$300.00 (46.00) be approved for Steve Norton Painting to repair cracks and repaint the Gunn Hwy. east monument. The motion was approved by a vote of 5-0. Penny will advise Mr. Norton that the work can begin.
Trustees’ Monthly Task Update
-
Lights/Irrigation Systems at Entrances
Casey Rd. (Michael) – No update due to Michael’s absence.
Gunn Hwy. (Carlos) – Lights and irrigation system are functioning properly.
Planters at Entrances (Steven) – See above regarding Gunn Hwy. entrance monuments.
-
Signs at Entrances (Dena) – Since signs are due for cleaning, Dena will do that.
Trustee’s Consecutive Absences from Board Meetings – It was determined that Rebekah has had four consecutive absences, not counting the November Board meeting that was canceled, and has not attended a meeting since September 2025. District Ordinance #87-53 states: “Any Trustee missing three consecutive meetings may be considered for removal by the Board.” After a discussion by Trustees, it was agreed that Rebekah should be given an opportunity to resign before the April board meeting, since her life and other commitments do not appear to be a good fit for a Trustee, who must commit to attending meetings as often as possible to carry out Board business. Steven agreed to draft language for an email to her, to be reviewed by Penny and Barbara,
Other Business
Community Yard Sale – Carlos was thanked by Trustees for installing large, highly-visible yard sale banners at each entrance of the subdivision, which he purchased himself with a contribution from Barbara. The yard sales will be on the first Saturdays in April and October.
Advertisements and Notices from Public on District Website – Dena reported that, as she has walked around the neighborhood, she has gotten requests for business advertisements and notices from the public to be posted on the website. After discussion by Trustees, it was agreed that, at the present time, it is not in the District’s best interest for such requests to be honored, since the District’s Webmaster is also Treasurer, which is a heavy burden on her doing both.
There being no further business, Penny made a motion, seconded by Barbara, that the meeting be adjourned at 8:14 p.m. The motion was approved by a vote of 5-0.
