The meeting was called to order by Steven at 7:02 p.m.
Secretary's Report
The minutes of the December 2025 Board meeting were read in advance by Trustees. Barbara made a motion, seconded by Michael, that the minutes be approved. The motion was approved by a vote of 5-0.
Treasurer’s Report (December 2025) (rounded to nearest dollar)
Revenue from previous month: $27,325
Expenses:
Utilities - $154 (43.00)
Landscape maintenance - $815 (46.00)
Removal of fence post concrete - $50 (46.00)
Cash in bank: $71,623
Available to spend: $58,825
Barbara commented that the water bill was still higher at the Gunn Hwy. entrance (see below) and the electric bill went up slightly at both entrances.
Old Business
FY26 Budget Package – The budget package was approved 10/15/25.
FY25 Unaudited Financial Statement – Barbara reported that the accountant at King & Walker will be entering the necessary information in the state financial system (LOGERx) soon and it will then be ready for certification by Steven.
Fence Post Concrete at Gunn Hwy. Entrance – After Carlos disposed of the lighter post, Bryant Leonard of Cutting Green disposed of the heavier post for $50.
Repair of Gunn Hwy. Entrance Irrigation System – Carlos reported that he and Allen McCrorey (former Trustee) worked on making the repair. There was a broken lid on the underground electrical box, so a new lid and some sod and top soil were purchased at Lowe’s by Allen. Allen submitted a receipt for $13.28 for the supplies. Trustees discussed giving Allen a small amount of money for his time and use of gas from Wesley Chapel and back, since hiring a professional would have cost more. Barbara made a motion, seconded by Penny, that Allen McCrorey be reimbursed $13.28 for the supplies he purchased and be given $50 as a “donation” for his time and gas usage. The motion was approved by a vote of 5-0.wy Hwy.

Trustees’ Monthly Task Update

Lights/Irrigation Systems at Entrances
Casey Rd. (Michael) – Lights and irrigation system are functioning properly.
Gunn Hwy. (Carlos) – Lights are functioning properly and irrigation system has been repaired (see above).

Planters at Entrances (Steven) – Mulch at both entrances need some touchup. It was suggested that this be done by Trustees in the spring with a few bags of mulch to cover any bare spots. At Gunn Hwy. entrance, there is a deep crack in the west side monument. Penny agreed to contact Steve Norton Painting for an estimate for repair of the crack and repainting of the monument. Penny commented that there appears to be a dead plant on the west side of the Gunn Hwy. entrance, but hopefully it will come back with more rain.

Signs at Entrances (Dena) – Signs are due for cleaning when Dena is physically able to do that.
There being no further business, Penny made a motion, seconded by Barbara, that the meeting be adjourned at 7:32 p.m. The motion was approved by a vote of 5-0.
