About

The Hillsborough Board of County Commissioners signed Ordinance #87-53 creating Beacon Meadows Special Dependent Tax District on December 16, 1987.  The ordinance became effective December 22, 1987.  Ordinance #98-04, with an effective date of May 26, 1998 defines the election process, length of terms and and procedures for  filling vacancies.  Ordinance #09-7 which became effective May 26, 2009 combined the offices of Recording Secretary and Corresponding Secretary into a single Secretary position, and prescribed the circumstances and processes by which a special dependent district could forego an annual audit.

The Beacon Meadows Board of Trustees consists of seven elected members who are responsible for operation of the District.  Trustees must be registered voters with a Beacon Meadows address and are considered County government officials who serve four-year terms.  Trustees are volunteers and are not compensated for their time or services.

The governing Ordinance states that creation of the "Beacon Meadows Special Dependence Tax District, for the purpose of continued improvement, administration and maintenance of properties, is the best alternative available for the delivery of such services."  As such, the Board is responsible for maintaining the Beacon Meadows entrances, perimeter walls, and adjacent grounds, as well as assuring that the District is in compliance with applicable County and State requirements.

Beacon Meadows has no homeowners association (HOA), so no HOA fees are collected. Money for maintenance is collected from homeowners as a non-ad valorem tax** assessment (property tax).  The current rate is $125.00 per address per Calendar Year. The Special District operates on a Fiscal Year which runs October 1 through September 30.   For Budget and Audit information, see the tabs on this website under the relevant Fiscal Year.

** ad valorem taxes are imposed at a rate percent of value. Therefore, non-ad valorem taxes are applied equally to all parcels, without regard to the value of the parcel.

The Special District complies with

Chapter 189, Florida Statutes - Uniform Special District Accountability Act.
