Trustees Present:        Wendy McCrorey (President), Dena Galyardt (Vice President), Barbara Appel (Treasurer), Penny Phillips (Secretary), Allen McCrorey (Trustee), Carol Coon (Trustee), Steve Castry (Trustee)

 

The meeting was called to order by Wendy at 7:03 p.m.

 

Secretary's Report

The minutes of the June 2023 Board meeting were read in advance by Trustees.  Barbara made a motion, seconded by Wendy, that the minutes be approved.  The motion was approved by a vote of 7-0.

 

Treasurer’s Report (June 2023) (rounded to nearest dollar)

Revenue from previous month:  $285

Expenses: 

Utilities - $120 (43.00)

Landscape maintenance - $815 (46.00)

Cash in bank:  $55,522

Available to spend:  $49,022

 

Old Business

 

Status of FY24 Budget Package – Wendy submitted the budget package to County Management & Budget on June 26, 2023, and receipt was acknowledged on the same date.

 

Repairs to Gunn Hwy. Wall – Barbara had not heard back from Perry Mallory of T-3 Construction.  This topic was tabled until a future Board meeting.

 

New Business

 

2023 Assessment Roll for District – Barbara submitted the assessment roll to the County Tax Collector’s Office on June 25, 2023, and receipt was acknowledged on June 26, 2023.

 

HOA Fee from THR Management – This $100 check was returned to the company by Penny on June 17, 2023.  The fee has been sent to the District for several years, but the letters to the company from Penny with information about the District do not seem to be noted.

 

Backflow Prevention Device Inspection Reports – Affordable Backflow Testing once again this year tested the devices at both entrances for a fee of $35.00 each.  The $70.00 invoice was forwarded by Penny to Barbara for payment, which she has scheduled.  The company will submit the reports to County Public Utilities by the July 28, 2023 deadline.

 

State General Records Schedules – Penny received notification from the State Bureau of Archives and Records Management that these schedules, including GS1-SL used by the District, were revised effective June 28, 2023.  Penny will review the changes to determine if any affect the permanent records of the District being maintained by her.

 

Increase in Cost of Postage will Increase Cost of Upcoming Mailing – By the end of September 2023, notices are required to be mailed to property owners to advise them of the Board’s decision (voted on in March 2023) to once again have an unaudited financial statement prepared in lieu of an audit.  The increase in postage to three cents per post card will slightly increase the cost of this mailing.  Trustees agreed that the post cards should be mailed now, so Barbara will work on this project soon.

 

Gunn Hwy. Entrance Irrigation System Inspection – After Barbara noticed in June that the water bill for that entrance increased from $23.00 to $35.00, she wondered if there was a leak in the irritation system.  Allen inspected the system and did not find any problems.

 

There being no further business, Penny made a motion, seconded by Wendy, that the meeting be adjourned at 7:30 p.m. The motion was approved by a vote of 7-0.
